How to Choose a Manufactured Home Dealer in Hamilton, AL

Buying a manufactured home in Hamilton or Marion County, AL? What to check in a retailer: licensing, homes on display, setup, financing and warranty.

11/2/2026

If you're shopping for a manufactured home in Hamilton or anywhere in Marion County, the place you buy from matters almost as much as the floor plan you pick. Your retailer handles the order, delivery, setup and paperwork, and is the first call you make if something needs fixing. This guide covers what to look for in a manufactured home retailer in northwest Alabama, and how we handle each step at Mountain Brook Home Center in Hamilton.

Start with an Alabama license

In Alabama, manufactured housing is regulated by the Alabama Manufactured Housing Commission (AMHC). The Commission licenses manufacturers, retailers and installers, and according to its FAQ page it also inspects the installation and setup of new and used manufactured homes placed in the state and receives, investigates and responds to consumer complaints.

That gives you a simple first question for any lot you visit: is this retailer licensed in Alabama, and who will install the home? The AMHC FAQ states that all manufactured homes, new or used, must be installed by a person certified by the Commission. If a seller is vague about either answer, keep looking.

Walk through real homes, not just photos

Pictures help, but nothing replaces standing in a kitchen and opening the cabinets. A good retailer keeps homes on the lot you can tour, and is happy to explain the differences between them.

At Mountain Brook Home Center, our lot model inventory currently includes single-wides and double-wides in a range of sizes, for example:

  • The Dogwood by TRU Homes: 2 bedrooms, 2 baths, about 790 sq ft (14'x60')
  • The Boujee 56 by Clayton Addison: 3 bedrooms, 2 baths, 1,530 sq ft (28'x56')
  • The MD-10-32 Lynnox by Kabco: 3 bedrooms, 2 baths, 1,800 sq ft (32'x64')
  • The Capstone by Champion Benton: 3 bedrooms, 2 baths, 1,820 sq ft

Several of our homes also have virtual tours on their pages, which is handy if you want to narrow your list before driving over.

Ask which factories they work with

The factory that builds your home sets the construction, the options and the warranty. A retailer that works with several builders can show you more than one way to get the bedroom count and layout you need, at different sizes and budgets.

Mountain Brook Home Center works with factories including Clayton, Champion, Kabco, Scotbilt Homes and TRU Homes. You can browse our full selection of homes, or use the catalog to compare floor plans and options.

Check the HUD label and data plate

Every manufactured home is built to a federal code. According to HUD's homeowner resources, the manufacturer attaches a certification label (often called a HUD tag) to each section of the home, and the data plate inside the home shows the wind, thermal and roof load zones the home was built for. HUD notes a home should never be placed in a more restrictive zone than it was built for.

A trustworthy retailer will show you both and explain what they mean for where your home is going.

Understand the warranty before you sign

HUD also recommends that, before you buy, you understand who offers the warranty, who performs the service, and what is and isn't covered. Ask your retailer to walk through it in plain language, and to explain what happens if you need a repair after move-in. If a problem isn't resolved by the retailer or manufacturer, HUD directs homeowners to their state agency; in Alabama, that's the AMHC.

Ask about setup, delivery and site work

The price on a home is only part of the picture. Ask any retailer to spell out what's handled for you and what you'll arrange yourself, such as delivery, installation, utility connections, skirting, steps and site preparation. Get it in writing so there are no surprises when the home arrives. Our team at Mountain Brook Home Center can go over these details for your specific lot when you visit or call.

Look at financing help

Most buyers finance their home, and the right loan depends on things like whether you own your land. Mountain Brook Home Center's financing page explains that our team will work to find a loan program that fits your needs and connect you with a mortgage broker who can help with your loan. You can start a pre-approval request there before you visit.

Pick someone close enough to stop by

Buying a home is a long relationship, not a single transaction. A retailer near you is easier to visit, easier to reach after setup, and knows the roads, lots and local requirements around Hamilton and Marion County. Mountain Brook Home Center is on Old Indian Mound Road in Hamilton, and we serve customers across Alabama and Mississippi.
